Why You Should Hire DFW Property Inspectors
Not every home inspection is exactly the same. Some inspectors use Plug and Play report programs with Quick Text Buzz Phrases and make every inspection fit into their canned report software. Sometimes that makes it hard for the client to understand the full extent of the issues listed. Using the canned reports allows the inspector to perform more inspections per day therefore making more money. I hand write every report and ensure that every picture of every issue has an understandable explanation with it.
A report is useless if the client can’t read and understand it. My inspections average 3 hours of on site time and the reports average 1.5 hours at my computer to create. I normally only schedule 1 inspection per day and am flexible on the time of day to accommodate the client. I will perform inspections on weekends when necessary.
I only schedule a second inspection on some days to help out an agent or a client short on time.

All TREC licensed inspectors are required to attend a minimum of 32 hours of Continuing Education Classes each year. I was trained in the USAF to perform inspections on B-52 aircraft. I am now back doing a job that I love. Inspecting various types of commercial buildings and homes and teaching the buyers about their new property. This job is very rewarding. Sharing our knowledge is a very important part of being a Professional Inspector.
All Texas Real Estate licensed inspectors are required to perform these inspections in accordance with the TREC Standards of Practice. First time home buyers are very welcome and can benefit greatly from being onsite during the home inspection. I will do everything in my power to assist you with your inspection needs. Our job is very important because most home buyers do not have the time or expertise to perform their own home inspections. I will maintain communications with all of my clients for future assistance. You can depend on me for all of your future questions about your new home.
Our objective is to save our customers time and money. Our Pre-Listing Home Inspections can head off costly delays in the sell process. It can give you time to find your own contractors to make repairs found during the inspection. Our Buyers Home Inspections can save you money during the contract negotiations. We will spend the extra time to educate our customers which helps the process go more smoothly. In doing so we hope to create lifelong relationships. The only dumb question is the one you didn’t ask.
Serving all of North Texas. We perform all of our home inspections in accordance with the Texas Real Estate Commission Standards of Practice. As an inspector we go the extra step to ensure the inspection is complete and thorough. While performing the inspection we ask ourselves the same questions we think you, our client would be asking and supply that information in our reports. An inspection addresses only those components and conditions that are present, visible, and accessible at the time of the inspection. While there may be other parts, components or systems present, only those items specifically noted as being inspected were inspected. The home inspector is not required to turn on utility services or apply an open flame or light a pilot to operate any appliance.
The home inspection report may address issues that are code-based or may refer to a particular code, however, this is not a code compliance inspection and does not verify compliance with manufacturers installation instructions. The inspection does not imply insurability or warrant-ability of the structure or its components. Although some safety issues may be addressed in this report, this inspection is not a safety/code inspection, and the home inspector is not required to identify all potential hazards.
General deficiencies include non-operability, material distress, water penetration, moisture damage, deterioration, missing components, and unsuitable installation. Comments may be provided by the inspector whether or not an item is deemed deficient.
At the completion of the home inspection we invite our clients to be on-site for a walk through of the property where we can discuss any issues that may have been found in the inspections and answer any questions you may have about the property.
